Buying or selling a property can be a long and arduous process, and in order to make sure you don’t miss any of the important steps, a conveyancer is a must.
There are many legislative requirements that must be adhered to. In simple terms, a conveyancer prepares all the legal documentation that is necessary in any sale or purchase of a property. Realistically, it is more complex than filing paperwork though.
A conveyancer has their clients’ best interest as a priority, and will undertake all the checks and balances most people wouldn’t even think of. The conveyancer will check the contract to ensure that it is in order and may suggest any necessary changes that may be required to protect you legally before anything goes wrong.
The forms and language used can be difficult to interpret, but a knowledgeable conveyancer can explain this to you and simplify the process so you are able to make the decisions that best suit your own needs.
A conveyancer will attend to stamp duty requirements for a purchase as well as organise any necessary adjustments of rates and taxes, such as council rates, adjustment of water & sewerage supply charges and water use, land tax and emergency services levy.
It is the job of your conveyancer to liaise with the conveyancer or legal representative of the other side and your bank to organise discharge of any mortgage or finance for your purchase. They will make sure all matters are attended to in order to meet the contracted date of settlement and complete the transaction.
After completion of settlement your conveyancer will contact any necessary parties to advise of the change of ownership and complete all matters to finalise the transaction.
